Check your property value: Mangaung roll now open

Mangaung Metropolitan Municipality has published its General Municipal Property Valuation Roll on 16 February 2026, inviting all property owners within the Metro’s jurisdiction to review and, where necessary, dispute the valuations placed on their properties by the Municipality.

These municipal valuations are used to calculate the rates payable on your property. Accordingly, if your property is overvalued, you will pay higher rates than necessary. Similarly, if your property is undervalued, you will pay rates based on that lower valuation. The approved valuation will remain in force for the financial period 1 July 2026 to 30 June 2030. No objections or appeals will be allowed after the expiry of the prescribed objection period.

Property owners are urged not only to verify the valuation amount but also to confirm that the ownership details and property descriptions are correctly recorded. Misallocated or incorrectly attributed properties, including properties previously owned, can occur. It is therefore essential to carefully check that all information reflected on the Valuation Roll is accurate. 

The Valuation Roll is available for inspection at the following pay points:

  • Bram Fischer Pay Point – Cnr Nelson Mandela Drive and Markgraaff Street
  • New Taxi Rank – Next to Pizza Parlour, Bloemfontein
  • Heidedal Pay Point – Da Vinci Crescent, Heidedal
  • Leslie Monnanyane Pay Point – Regional Office, Rocklands, Mangaung
  • Reahola Pay Point – Reahola Centre, Botshabelo
  • Civic Centre Pay Point, Thaba Nchu – Stasie Street, Thaba Nchu
  • Hostel No. 1 Pay Point – Dr Belcher Road, Heidedal, Bloemfontein
  • Dewetsdorp Pay Point – 20 Church Street, Dewetsdorp
  • Wepener Pay Point – 20 De Beer Street, Wepener
  • Van Stadensrus Pay Point – 372 Marthinus Street, Van Stadensrus
  • Soutpan Pay Point – 275 Nthunya Street, Ikgomotseng, Soutpan

The Valuation Roll can also be viewed online via the Mangaung Property Valuation Objection Portal.

The inspection period runs from 16 February 2026 to 31 March 2026.


Any objection must be lodged within the stipulated inspection period and must relate to a specific property and not to the valuation roll in general.

Objection forms are available at the designated pay points or on the Municipality’s website. It also appears that objections may be submitted online via the Municipality’s website.
